Listing in the shoulder season: is autumn worth it?

The conventional advice is to list in April and be under contract by June. It is not wrong. But sellers who wait for that window often find themselves competing with every other home on their street.

Autumn buyers in the Carson Valley tend to be relocating on a job timeline or retiring in from California, and they are typically less price-sensitive and more decisive. Fewer showings, higher intent.

The valley also photographs beautifully in September and October — cottonwoods turning, the Sierra with early snow on top. That matters more than most sellers expect when a listing lives or dies on the first three photos.

The trade-off is a shorter runway. If your home has not found a buyer by mid-November, you are usually looking at a quiet stretch until February. Price it right out of the gate and autumn works well.
